We pride ourselves on offering safe, clean properties and amenities.  In order to do this, when it comes to the Large 7-8 person Hot Tub at the Hidden Escape, there is a good deal of added expense, time, labor, and resources.  Not all of our bookings are going to use the Hot Tub and it is not fair to pass this cost on to every booking.  We are fully aware our competition does not do the complete cleaning & treating of the Hot Tub between guests that we do; but we feel we would be remiss if we didn't.   For that reason, it's an "Optional" Amenity.  For those guests who wish to have the use of the Hot Tub, they will pay $125 plus taxes.  For that fee, the water from the past guests booking, is completely pumped out of the Hot Tub.  The Hot Tub is then scrubbed and sanitized.  Rinsed and this water is pumped out.  The Hot Tub is then filled with water.  This fresh water is heated and treated prior to the new booking's arrival.  Should you wish to add the Hot Tub to your stay, it's an option at check-out.

Great location and walkable to John’s Pass. Jose was very responsive. Smaller than I originally thought but still worked for 11 people easy. We had to fix both gates and the back door but was easy so didn’t bother Jose. Beach was very family friendly during our stay but on the last night we had someone take our beach wagon from the side of the house so that was a bummer. Other than that great experience and would recommend.

Staying at Jose’s beach house was a great experience. The house was beautifully decorated and had a cozy welcoming atmosphere. Convenient location and a short walk to the beach and John’s pass. If we had any questions Jose answered us immediately. I recommend this place to stay in.

We've stayed at Jose's place a few times & we haven't been disappointed. Jose is quick to respond & helpful. Great location - house is right across the street to the beach, not a far walk from John's Pass & a quick walk to restaurants. The home is comfortable & had enough room for our party of 9. Will definitely stay again!

This was the perfect spot. We went for my husband’s birthday and they even had a little birthday message for him. So thoughtful. They were accommodating to an early check in too. The condo was clean. Incredible view of the beautiful Gulf coast. There are a lot of places that are walkable to the condo to eat so that was nice and easy. The bed was comfortable too. We would stay here again. This place was perfect! Carlos & Lore described it perfectly. The bed was so comfortable, the home was clean as a whistle & the views were spectacular! The welcome guide was so nice & helpful and is something we have never had at any other rental. Carlos & Lore also gave us a heads up about some bad weather that was moving in which was so nice and appreciated! We will definitely be staying here again!

RECOMMENDED GUEST SAFETY MEASURES:
~ Stay vigilant of your surroundings, respecting the wildlife's space and behavior.
~ Exercise caution around natural features like ponds or rivers, particularly when children are present.
~ When swimming in the river, always swim upstream to navigate safely, especially during changing tides.
~ After heavy rains, the river will be moving rapidly.  DO NOT swim if there is a fast current, as conditions can be extremely dangerous.
~ Keep outdoor lighting on around designated areas for visibility and safety, especially at night.
~ Utilize the lighting provided on interior and exterior stairs to prevent accidents.
~ Adhere to safety guidelines for amenities such as Hot Tubs, Swimming Pools, and other facilities to prevent accidents or injuries.

Cancellation policy

Cancellations made at least sixty (60) days prior to the arrival date are eligible for a refund, with a deduction of a $299 Cancellation Fee. In order to qualify for a refund, all originally booked dates must be rebooked by another party at the same nightly rate.
 
Reasoning:
Our cancellation policy is designed to balance the needs of both guests and our business. Larger groups often plan well in advance and pay a premium for our larger accommodations. As the arrival dates near, smaller groups may book, but their budgets typically dictate lower rates. By the sixty-day mark, the opportunity to rebook at the full rate may have passed, necessitating a discount to attract new guests. This ensures that we can maintain financial stability while accommodating changes in booking demand.
 
Additional Information:
We strongly recommend purchasing Travel Insurance to safeguard against unforeseen cancellations. If a cancellation becomes necessary, we advise doing so well before the 60-day mark, as refunds may not be guaranteed closer to the arrival date. Please note that early departures are not eligible for refunds. Additionally, we reserve the right to cancel reservations in the event that the property becomes unavailable due to unforeseen circumstances rendering it uninhabitable. In such cases, all funds will be returned to the guest.
